Full Service Design
Whether you're building from the ground up, tackling a large-scale renovation, or furnishing multiple rooms, we'll be with you from kickoff to the final reveal to create a curated look that is special and unique to your taste, all while managing the design process so you can enjoy your experience.
The Full Service Process
01 // Programming Phase. During the first phase of our design process, we'll consult with the client to establish the main goals of the project, list spaces and furniture to be accommodated, distinguish the feasibility of meeting the requirements within the constraints of the project budget, and identify the location of the project. A written program will be provided by Greathouse Studios and approved by the client.
02 // Schematic Design. In this second phase, upon client approval of the written program, Greathouse Studios prepares diagrams illustrating general functional relationships required by the project and develops preliminary space planning ideas showing partitions, furnishings, and other appropriate intentions. A conceptual design is developed for client approval that includes ideas for materials, finishes, lighting, and furniture to be used. This may be illustrated digitally or physically in the form of a mood/material board. A preliminary statement of the probable project cost is provided based on the design concept and current costs for projects of similar scope and quality. A successful design requires the teamwork of both the client and Greathouse Studios, therefore meetings with the client and Greathouse Studios are scheduled accordingly.
03 // Design Development. In the third phase of the design process, Greathouse Studios refines client-approved schematic design work so that the scope, size, and style of the project are defined. Refined drawings, color selections, material selections, furniture selections, and other specifications for the project are presented to the client for approval or modification before work on the contract documents phase begins. This may include detailed plans showing partition and door locations, furniture and fixture layout, lighting design, sketches of special built-in cabinetry and furniture, and other elevation or 3D model renderings sufficient to illustrate the character of the design. This phase is concluded with another statement of probable project cost for approval. Greathouse Studios estimated probable project cost statements.
04 // Contract Documents. The fourth phase identifies the full cost of the project. Budget and cost estimating, comprehensive proposal & agreement development, scope development, budget analysis & tracking during construction. Greathouse Studios will work with the Client/Contractor/Architect to value engineer the project prior to the submittal review. The design will be adjusted according to change order review/approvals.
05 // Construction Administration. During this phase, we'll partner with your contractor throughout construction to ensure every detail is executed perfectly. This may include visiting the site, providing adjusted drawings, collaborating with your contractor, or preparing the final punch list. We will act as the liaison between you and your contractor to minimize the stress and keep things moving forward.
06 // Installation. The final phase is where the magic happens - your installation! Once your home is ready for soft furnishings, we'll coordinate the delivery of any items ordered through Greathouse Studios and be on-site during your installation to ensure everything is in its place. We'll bring accessories selected specifically for you to add the finishing touches to tie each room together, leaving you with a complete space ready to enjoy.
